Bikes

Bicycles are only allowed in the parking garage or hung on the wall of your parking stall with the strata approved rack that is installed by Ron. Rack and install would be at the owner’s expense.

Bylaw and Rule Infractions

The strata council can fine up to $200 per bylaw contravention and up to $50 per rule contravention. If contravention continues, fines can be imposed every seven days.

Clubhouse Rentals

The clubhouse is available for owners to book. See clubhouse rental rules for additional details.

Capacity: 75 people

Parking

Owners are to park in their own assigned spot in the parkade.

No vehicle repairs are to be completed on the property.

Visitor parking is available outside on the property.

No overnight parking.

All vehicles parked on the property must be insured.

Pets

Owners can have any of the following:

All pets must be leashed and accompanied by an adult while on the Common Property.

No pets on the grass of any part of the property.

No pets in or around the clubhouse or pool area.

Pick up after your pet.

Pool & Hot Tub

Hours for both the pool and hot tub are 9:00 a.m. to 10:00 p.m. The hot tub is open year-round; the pool is open from May long weekend to the end of September.

Everyone must shower before entering the pool or hot tub.

Posting Signs

If you have a sign you would like to display in your unit, obtain permission from council.

Renovations to Unit

If you wish to make a renovation to your unit impacting the building structure or exterior, railings, doors, windows, or common property within the boundaries of your unit, obtain written permission from council before proceeding.

Such alterations shall only be conducted by licensed tradespeople.

Renting Units

Owners may choose to rent their units directly to the public; owners may also allow guests, friends and family to use their unit without charge. Note: there is mention of a Rental Manager, however, Sable Ridge doesn’t have a Rental Manager. Ensure you have complied with the Short-term Rental bylaw issued by the Village of Radium in August 2021.

Repair and Maintenance to Property

The owner is responsible for all maintenance and repair of their own unit.

The strata corporation is responsible for repair and maintenance of all common assets, common property and limited common property.

Smoking

Smoking is permitted in your units (excluding your balcony) and at the designated smoking area on the east end of the property.

Storage

The storage rooms or lockers located in the parking garages are the only designated areas for storage.

Storage on Balconies

Patios are not intended to be used as a storage area. Barbecues are permitted, as long as they are connected to the propane line. Plants and landscaping are welcomed.

Strata Fees

Strata fees are due on the first day of each month.

Video Surveillance Cameras

Video cameras have been installed throughout the Common Property to help owners hold persons responsible for property damage and criminal activities. The video surveillance footage records are retained for 30 days.

Window Coverings

When it comes time to replace your window coverings, choose coverings substantially the same colour and style, consistent with exterior appearance of the building.
